$12 MILLION SENIOR LIVING COMPLEX IN LUDLOW HILL AREA NEAR HOSPITAL

Dearborn County Hospital is working with an Indiana developer and a regional senior care service provider to bring a new senior living community to the Ludlow Hill area of Lawrenceburg.  The new $12 million development will be constructed on 24 acres of property currently owned by the hospital.
 
Located just northwest of DCH on Bielby Road, the facility when completed is anticipated to be able to accommodate 60 residents in its long-term care (skilled) area, a portion of which will be designated for subacute services. In addition, accommodations will be available for 40 residents in the assisted living wing and 30 residents in the memory care unit.  Patio homes may be added to the development in the future.
 
"The hospital will be selling approximately 24 acres of the land it acquired in 1999 when it purchased the farm at the intersection of Wilson Creek and Bielby Roads," explained Peter V. Resnick, DCH Executive Director.  "The balance of the farm property will be used for the construction of an additional professional building with acreage reserved for a greenway and future hospital development.
 
"In DCH's original long-term plans for the site, we envisioned the hospital constructing one or more professional buildings and a state of the art senior living community on the property," he continued.  "Over time, however, we determined that our primary focus should be directed at enhancing our acute care services, especially those centered around cancer and cardiac care, in addition to expanding our outpatient and home health/hospice services.  We also confirmed the urgent need for more professional office space to help facilitate the recruitment of additional primary care physicians and specialists.

"While these were the hospital's main priorities, we still understood the community's desire for a more comprehensive, continuum of care designed, senior living development on or near the hospital's campus," added Mr. Resnick.  "Yet, given the fiscal responsibilities of maintaining and/or expanding the array of technology and services available at DCH, we felt it was not possible to also develop and administer a truly comprehensive senior living community.
 
"That's where the Dearborn County Economic Development Initiative stepped in and worked to find both a developer for the senior living community and a service provider to administer the completed facility," said Mr. Resnick. "Also, Mayor Cunningham and the Lawrenceburg City Council and Administration were instrumental in facilitating the project through a grant of $1.2 million to DCH for the purpose of clearing and leveling the property to make it ready for development.
 
"We believe that the developer, the Mainstreet Property Group and the service provider, Trilogy Health Services, will do an excellent job in offering the area a senior living community worthy of their expectations," added Mr. Resnick.  "They have a proven track record of developing and managing senior facilities that are exceptional.
 
"Having these additional skilled nursing beds close by, along with those already in the community, will allow the hospital to close its Subacute Unit in June of 2010," stated Mr. Resnick.  "Our Subacute Unit staff is outstanding and they have done and continue to do a tremendous job, however, the unit is very costly for the hospital to operate.  Closing the unit will allow DCH to direct its resources to other areas of the hospital and will help eliminate the duplication of services in the area.  In addition, this will allow the nursing, rehabilitation, housekeeping, dietary and other ancillary staff to be utilized in other areas of the hospital."

DEARBORN COUNTY ECONOMIC DEVELOPMENT INITIATIVE LINKS
DEVELOPER WITH PROPERTY FOR NEW SENIOR LIVING COMMUNITY

Thanks to the work of the Dearborn County Economic Development Initiative (DCEDI), a new $12 million senior living community is slated for construction on 24 acres of Ludlow Hill property.  Located just northwest of Dearborn County Hospital on Bielby Road, the facility, when at capacity, will employ approximately 130 individuals with an annual payroll of close to $4 million.
 
This is the third major announcement by the DCEDI in recent months, having disclosed in mid-March that 83 acres of property in West Harrison along the I-74 corridor were identified by the state as "shovel ready" for development.  Shovel ready means that most of the legal and environmental reviews of the site have been completed, qualifying the property for an expedited permitting process by state regulatory
agencies.
 
"It's clear that we can bring jobs and economic growth to Dearborn County by working cooperatively," stated Michael Rozow, Jr., Executive Director/COO of the DCEDI and President/COO of the Dearborn County Chamber of Commerce.  "The City of Lawrenceburg; Dearborn County Hospital, the owner of the property; Mainstreet Property Group, LLC, the purchaser/developer of the property; Trilogy Health
Services, LLC, the healthcare service provider; along with James R. Kinnett II, CEcD, a Consultant for DCEDI…all had a hand in making the senior living community a reality for Dearborn County."
 
"The site for the senior living community is comprised primarily of a portion of farm property the hospital purchased in the fall of 1999," explained Peter V. "Through their foresight, a grant of $1.2 million was awarded to the hospital for the purpose of clearing and grading the property, making it
ready for such a development."

Dearborn County."
